What's the difference between ACV and RCV? +
RCV (Replacement Cost Value) is what it costs today to install a brand-new roof of like kind and quality. ACV (Actual Cash Value) is that replacement cost minus depreciation for age and wear. On an ACV policy the insurer pays the depreciated number and you cover the rest. On an RCV policy they typically pay ACV first, then release the held-back "recoverable depreciation" once the work is finished and invoiced — so you should ultimately get close to full replacement cost. Always check which one your policy uses.
What is the roof-age cliff? +
Many insurers quietly switch a roof from replacement-cost (RCV) to actual-cash-value (ACV) coverage as it ages — usually starting around 10–15 years, with heavier depreciation at 15–20 years, and minimal coverage or non-renewal past about 20 years. So an older roof can be technically "covered" while your payout shrinks dramatically. Our tool flags which band your roof age falls into so you're not surprised. Look in your policy for an ACV roof endorsement or a roof-payment schedule.
Is a contractor "waiving my deductible" legal? +
No — in many states a contractor offering a "free roof" by waiving, eating, or absorbing your insurance deductible is illegal insurance fraud. It can void your claim and even your policy, and you remain legally responsible for paying your deductible. Our tool checks your state against a list of states that explicitly prohibit it, but treat the "free roof" pitch as a red flag everywhere. How accurate is this estimate? +
It's a range, not a quote. We multiply your roof size by national installed-cost ranges per roofing square (material plus labor) and a rough regional multiplier, then apply standard straight-line depreciation for the ACV figure. Real prices vary with local labor, product tier, roof complexity, decking, and code upgrades, so we deliberately show wide ranges. Use it to sanity-check a settlement or bid — not as an appraisal, a guaranteed price, or legal advice. Always verify with a licensed local roofer.

If it still looks unfair, you can request a re-inspection, hire a licensed public adjuster (who represents you, not the insurer), or invoke your policy's appraisal clause to settle a disputed amount. Document everything with photos and written estimates.

Because an honest answer to "is my roof claim fair?" is a range. Installed roofing cost swings with your region, material tier, and the specifics of your roof, and depreciation depends on age and your policy's terms.
